You need to know about flood plains, platting, topography mapping, road design, drainage design, water distribution systems and design, coordinate with utility companies, construction staking and final lot staking.You need to have an environemntal site assessment from a geotechnical firm, find out about any and all impact fees and permit fees, and possibly off site drainage improvements, off-site sanitary sewer extension, & on & off site water pressure measurements from the fire department to the hydrants.

In this culture of blaming everything on the other guy, I would not even get involved.

Im starting to think region has more of an impact then I thought.

In a culture where "dining out" is obviously much more expensive than going to a farmers market, that won't be a problem at all.

There are a few other factors to help on-site SEO (i.e. alt tagging photos, keyword emphasis, directory structuring, etc.) but these are the ones that will have the largest impact on your on-site optimization efforts.The other one is off-site optimization, and that is how other sites view your site.

Tapping the LOC will impact your FICO more than getting new loans for purchase.I could go on, but the net is, I would recommend against it.

If an investor is buying correctly, it should not have any major impact over a long term hold investment plan.As you can see from the folks above, your cash flow is not good, so you would be making a speculative play here.
