Alec: Let me make a suggestion that if you mother-in-law is really in a spot to move (I don't know what her motivation is for moving) then if your future wife has good credit etc.. then work with the lender for simple assumption of the mortgage.

@Chealsea Hayes I look at asking price compared to income-and not just information I am given by the seller or broker; too much and too little income are equally bad. .9%-1.3% is kinda' my sweet spot.
