I have gotten a couple of bids that are in the near $550/square foot which seems really high. 

Even the paid software systems will usually give you a couple weeks to try out their software for free.I recommend looking around and narrowing it to 3-4 different systems.

Attend networking events and always talk to others about what you do , people know people and may be able to put you in contact with your next potential investor . 

I have only ever had to submit a formal plan a couple of times.

I've used a generic contract for the last couple of years on any job I do especially someone that I haven't done repeat business for on jobs exceeding $1,000

The numbers look really good I mean less than $10k per park owned home ++ a ton more..If I was to buy I would spend a couple of bucks for someone to evaluate the local economy in that town and in Florence.. 

I have had a couple of independent units here and there as well a a house, and they have worked out great.

I found BiggerPockets after going to a real estate investment seminar that I paid a couple hundred dollars for.
