Thank you @Jason Turo for starting the conversation and getting some great short term rental software suggestions.I've been using airbnb reporting with excel to track expenses since I don't have a high monthly volume of expenses.

Thought I'd just generate a conversation around cash on cash return target in the Austin and surrounding areas.

We are just beginning the process of getting pre-qualified for a particular state and have had preliminary conversations with several potential lenders, both institutional and private, commercial, but we haven't yet submitted our documents to anyone. 

Conversely, those staying for a week will use the BBQ, order takeout, go to restaurants, etc.  

The general consensus in the conversations I've had seems to be to get an llc in the state you do business in.

The number of housing units lost to 2 and 3 flat conversions to single family homes is concerning.

With that, I hope to share my knowledge as I learn from mistakes (hopefully not too many), reading, videos, conversation, etc; I will start in the Northern Nevada market and continue here, but plan for my main market to be in the thriving Denver and surrounding area.

I'd recommend (1) having in-depth conversations with PMs on their contractors and pricing and (2) getting your financing package and lender lined up.
