Hope you're doing well and staying safe these days :) If the tenant can provide proof of consistent deposit (i.e. every week, two weeks, etc) what we would do at CT Property Management is take the average of the deposits and add that to the applicant's income.

You have shot yourself in the foot here and really don't have a choice, hopefully the tenant will allow you to install flooring wile they are living there by moving their stuff from room to room as the install progresses.

@Bridger L Logan was the only possible reason you shouldn’t would be if it’s in a neighborhood you’re worried about getting shot in, if you don’t have adequate reserves for vacancy and repairs, or if your time is so valuable that managing it would distract you from higher dollar per hour work.

@Robert Johnson I'm not a tax or financial expert, but from my recent experience dealing with lenders, they require documentation of some sort, often in the form of current lease agreements, to prove that income is consistent.
