Any folks who have experience with property managers, please comment.

From my experience small properties don't seem understand cap rates, or even care about cap rates as much.

In my experience I have had some builders/manufacturers push back against this process but if they want the business then they will typically play ball. 

What say you oh wise ones with experience? 

The best option I see for you, if you can't get the line of credit, is to partner with one of us local rehabbers that have experience to make sure that $70k is legit and keep the project moving on time and on budget. 

I'm wondering if anyone on BP has recent experience (last couple years) with a Spartan Invest turn-key property purchase. 

Make sure they have real estate experience as location is not an issue, most of us work remotely assisting RE investors with their tax planning.

In fact, I go with the highest deductible as possible and plan to only make a claim if something catastrophic happens.Duplexes (in my experience) rarely get broken into once occupied.
