One of my business associates also in the eminent domain process with LADWP was able to get an appraisal at $250,000 for his 5 acre parcel, by a different appraiser.We asked the appraiser to sign a declaration stating that his appraisal was not thorough and complete, since he did not have time to verify my comps, however he declined to sign the declaration.

Your best bet, in my humble opinion, is to find a 2-4 unit where there is 1 vacancy, or 1 lease that will expire within 60 days of COE (for you to live in), and STAY at your W2 job unti your purchase is complete so that you don't have to wait another 2 years for job seasoning.There are also first time home buyer programs that can help you with down payment assistance if you are short on funds.

I am in a medical field for several years so doing real estate is something completely foreign to me but I like the thrill of doing something I haven't done before and I think this is something I see myself doing for a while.

Somehow, my cousin is convinced that if something worse were to happen to his parents (they are 90 and 88 yrs old with increasingly challenging health issues), and they would to be cared for in a nursing home, that the state of NJ would step in and claim all the assets to "pay" for their care.
