BUT the only reason i did it with this particular tenant was because he had been there for over a year, paid early, never complained, kept the place very nice and was practically a perfect tenant. 

The fact they are complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.7.

I tried switching to a platform, Rentredi, and my tenants complained that they weren’t familiar with it and didn’t feel safe using it.

I would imagine with out his platform he wouldn't have.Now a few weeks later, he is going around saying how he is tired of people complaining about never finding a deal.I'm not saying that to be critical.

What's next - complaining the ice is melting only to realize the tenant is storing the ice in the sink?

@Natalia Avalos lets keep in in prospective, its $300 NOT 3k,  also in your pro forma you should have about 5% for maintenance , so this is a none issue :)  If you only spend $300 per year, shhhhhhhh do not complain, your doing well.
