The furniture stores I've seen have more expensive, custom furniture and Craigslist is a decent option but will not provide all the furniture I need in a timely manner.

I understand 7.5 with a compelling upside story, but 5.5 is beyond any logic that I get.  

That would be pretty compelling if they  would be willing to sign a lease for a building that isn't built yet.

Any time I see @Scott Trench's baby face on the forums, I feel compelled to comment...just can't help myself.Now, Scott - look at Mindy's question, and then look at your answers - does anything strike you in particular?

I would never trust a tenant foolish enough to throw cash around in that manner.  

I've not yet been in business long enough to test this, but I feel that contractors could bring much more efficiency to the table as they are compensated in a manner that inspires innovation.

Then approach that person and ask them if they would be willing to mentor you for a specific length of time, for a set fee, with measurable results ( the best result is doing a profitable deal in the new manner you wanted to learn).I would shy away from individuals who are affiliated with TV Realty stars or self-styled Real Estate "gurus."
