@Mark Buchheim I don't know how your courts work, but I recently went to court to collect commissions owed. 

Increased purchase to use commissions towards purchase price.Upgraded units and increased rent rolls 33%.

You can either make (or sometimes better - roll your commission back into deals) commissions on deals.

I don’t know if they offer to find a tenant as a separate service, when it’s included in my “full service” the only fee is the $300 they pay to a realtor as a commission.
