I have been looking at several college town markets in Texas and one in Oklahoma.

So if you are the latter - what appeals to a nice family versus some college students?

I think that education is the first step and these books will provide you with a pseudo bachelor degree in real estate investing at the very least.  

Anywhere near a college, hospital, or any other place that could need short term rentals (less than 12 months, etc). 

Is my wife going to be happy living in a foreign state with no beach and year round 70 degree weather.  

Any advice/ thoughts is greatly appreciated.I have a degree in computer science and would love to trade real estate knowledge/advice for code+website help, if anyone is interested!

We get the students attending a private college, but the neighborhood is solidly blue collar/middle class housing. 

Come to find out, the basement door actually was torn off of 2/3 hinges and is frozen wide open, so zero degree wind is whipping into the basement, clearly causing the pipes to freeze.Now, I'm gonna fix them, no issue (good tenant with a good relationship), but it occurred to me that I'm not entirely sure where the liability lies on this one.Clearly, the fact that he didn't accurately report to me the status of the basement door was the reason the pipes froze, but I'm not totally clear on whether or not that has bearing here.Thoughts?

So long story short the college is a 10 minute walk to the campus.

I am about to graduate from York University with a degree in economics.
