If you were to buy a $100,000 home you would need $10,000 + closing costs to close.

You are right--you need to close the title in your LLC. 

You should have verified that it was fixed prior to closing.

They are expected to do sales, customer service, management, accounting, marketing, people management, etc. and be paid what you would pay, in any other business, for just one of those positions.

Apparently it was in the old owners name and got shut off with the sale so I turned it back on in my name just to help them out. 

As you know wholesaling is illegal and no attorney in their right mind will close these going forward.The installment contract is where you are buying the property with owner financing.

Hey Armon - I am not sure if there is a list of delinquent properties outside of the ones that are going the the Sheriff's Sale but have you checked out the City Houses for Sale?
