What is the first and foremost thing I’d want to study when analyzing whether I have a good deal or not on a commercial apartment building of 5+ units?

I have taken the last few months to study this game and I feel decently confident but I will admit I think I can improve my analysis abilities.

My husband has been studying and investing in real estate the past four years so I learned some through him but in the past few weeks started my own journey of learning so I can assist him better.

This will obviously require overtime and sacrifices within many areas of life.During time spent in school and saving up I will also be studying various areas of real estate investing (buying right, strategies, building a team, exposure, learning from others' experiences, locations/properties of interests etc.)I know it's brief, but with the information I've provided, I'd appreciate any feedback, constructive criticism, advice, and/or concerns.Thank you for your time!
