Depending on the asset type, age, etc. you can shorten the depreciation timeframes under current IRS rules, as well as "catch up" on certain items of the aspect.

And then you go put it on the market to sell and your tenants catch wind of it and they all freak out and move out and .....On the other hand, with SFH, you may be able to take a period of vacancy and sell the house to an owner-occupant who won't care about the NOI.Be careful.
