If anyone one could either post or PM me suggestions and recommended vendors for specifically drywall repair, flooring (both carpet and kitchen/bath flooring),painting and electrical I would appreciate any input. 

I would avoid any houses with carpet in the high traffic areas as this will be an expensive maintenance cost for you.  

Hopefully it's in good condition.We had tenants that wanted to break the lease to buy a house, but they agreed to keep paying the rent and to show the unit and keep it super clean until we found another tenant who was approved by the association.

At this point in my life, we are property tax payers, but I know that being in the military, where I go next, I will likely seek a cheaper apartment in a moderately safe area and seek a company that maintains their propertly well and addresses repairs and issues quickly, but won't care if the interior is dated looking so longs as it is clean and things work, but I am definitely not seeking a place with a yard that has to be maintained.

ARV = $285k, repairs are only paint & carpet (3200 sf house), rents are $2100 and I'm asking $236,500.  

hi allsend out letters mon got a call today motivated seller problem  2yrs behind on payments had a balance of 76k has an arv of 110k have not seen house on the inside seller says they updated bout 5 yrs back but only bathrooms and carpeting has a pool with half water in it owner says nothing wrong with itI told seller to talk to bank about a shortsale as they just want headache gone but not willing to do l/o or seller finance any suggestion on how to get it under contractwho talks to bank about shortsale seller or buyertks in advance

Nothing pressing about the repairs but it cleans the place up and my tenants are happy their landlord is doing something, as are the neighbors : )  Appreciation smells and spells like speculation to me.  

Is there anything I need to do to keep that money "clean" and free of taxes.

In an effort to mitigate the drama, we offered to put carpeting in the upstairs bedroom, but not the rest of the apartment.
