I tried doing a rent to buy at my current condo but the lady who owns it won't even talk to me since the management of the property is through another 3rd person party.

Due diligence would consist of lease review and confirmation of CAM and other expenses, which these would be the only deal breakers. 

Probably the best way to find a handyman or lady is to attend some of the local meetups and ask around in person there.

Oh yes the pied-à-terre.I had a guy come see one of my rentals driving a nice beamer, wearing a suit, obviously very corporate with a very attractive lady hanging on his arm.

Weird thing is that I have quite the local reputation for being a pretty cut-throat landlord not afraid to send non-curable 30-day notices, evicting old ladies (with significant lease violations) in the middle of Covid and garnishing wages.

I know of an older lady, about 75 years old, that stands outside the Whole Foods downtown here, leaning on her walker, hitting up everyone that comes out (VERY wise move on her part to pick that corner).

I got a review this morning from a lady that complained about the memory foam bed being too hot (these beds are top of the line and we sleep on the same one so it's hard to have any empathy) and that we should put darker curtains in the bedroom (this is in the heart of the grey, gloomy Portland winter).

If @Chris K. hadn't basically been peer pressured into calling out a service tech by members of this board, this lady and her kids could be sitting in a house with space heaters and a furnace leaking CO.
