As a rule of thumb an accurate bid takes about 40 hrs of work and 10 site visits.

This is the sample letter that site providesThey owe partial rent today, so I'm hoping to post/deliver when I collect rent.

Of course if a deal seems good enough it gets a deep analysis where you look at the rental sites it was listed on, how long the listings were on for, and how much it rented for as well as other compatibles in the area.

I know the site has the calculators for us to use, but I want to learn the how and why behind the various categories so that I have the knowledge of what to look for myself.

Probably your best bet for cash flow here as a few clients of mine own them and do ok, but its a challenge dealing with that type of tenant and might not be the best first investment property idea..  

A few of your meetings might take pace somewhere off-site that could be a problem for you.
