I have been renting in Morristown, NJ the last 2 years and am looking to begin a house hack primarily in Morris County but open to other areas near by. 

I'm not sure if you're in a similar situation but I definitely advise you to keep your options open!

A spot has opened up in a successful realtor business in my hometown.I’ve been thinking about being a realtor for awhile now and I think I will be jumping the gun and do it.I plan to work super hard, the owner is a good friend of mine, I have a lot of connections/friends in the area, know the area, and have a lot of passion/drive.I am looking for something to become more involved in the realty, have more cash flow, and be able to work hard and not be limited to a hourly wage.

I’m not a fan of opening up a bunch of credit cards just for sign up bonuses, but they have some compelling points (no pun intended).  

I live in West New York, but am open to anything remotely close to the area.Thank you!

It has certainly opened my eyes to other REI opportunities, though somehow I think rehabbing may be in the cards.

Even in a difficult market you can find a good BRRR property if you are patient and keep your eyes open.
