I have even seen some multifamily in Fort Worth that are good potential for Cash Flow.I know I can find good deals but they are around an hour to 2 hours drive both ways, but I don't feel like that drive to work a few hours is my best use of time.

There is a Florida Statute 627.714 that basically requires anyone who is in a condo association that their personal insurance have special assessment coverage, so what that means is let's say the community had a loss the was $100,000 dollars below the deductible and you have 50 different unit owners the HOA.

Often they are extended, but obviously at much worse terms, which drives your condo fee considerably higher when the renegotiation happens.

You will get a special warranty deed, that basically means the seller/bank/auction house is selling where is/as is, and you, the buyer are responsible for all liens with the property.
