@Wm Poole; forget the question just trying to find out where to start that is all...been getting plenty of advertisement to sign up for this man’s program... believed I would get the best advice in this forum for a beginner multi family investor...what gives?

It's currently a completely open backyard with just minimal sloping (<1% grade) dirt in the area that needs the foundation and a 5' wide easy access opening to the backyard, and the structural drawings call out a very standard slab foundation.

I'm having a hard time determining if that break even point is good or not, even if we miss one major week (Jul/Aug) I would hope we could make it up on the other months but I'm just not sure as the data is sparse because most people rent through the complexes rental pool so we can't find vacancy information.

We went this route as that is where a large percentage of each of our assets were/are.The ones we have in the SDIRA we pooled our 3 SDIRAs and just purchased outright (no loans).
