God please send me some wisdom Im 21 years old and I must admit I do have a little spending problem and really struggle to save money Im in the auto body industry and want to start my own shop but I also want to get into real estate what steps should I be taking and which should I start first with the shop would take more capital but would need alit more capital exspecially at first but would have potential to bring in a lot more than just owning a rental property but I could use real estate to fund a shop later on I’m just really confused and stressing myself out way too much I just want to do everything I can to have a better future and the penny’s I make in corporate are not cutting it any advice would be greatly appreciated even if your not a pro thank you

I’m also curious about energy efficiency rebates and things of that sort since this will be a full rehab with new mechanicals.

There are couple of tax filing offices, school , church, municipal court, family dollar, auto repair shops. 

Do you really want these things on auto-pilot?

Due to the extent of the fire damage, we had to install all new mechanical systems throughout the house.

We could start seeing auto loans becoming a problem as well.

We have access to my parents car and have a non-owned auto policy for several weeks out of the year while we borrow my parents car. 

As I have posted in the past, I am currently an active duty Aircraft Mechanic in the Air Force and have been for 11 years.

Have a contractor come by and ask him firstly if the home has any structural/mechanical repairs needed to it.Then take a look at your comps and determine what features comps have (granite, stainless steel appliances, finished basement,new carpet ,new flooring , ect) then ask your contractor how much it would cost to make your prospective property look like your comparable only slightly better.Once you get the cost of structural/mechanical repairs you then have to ask your contractor how much it would take to put everything in your prospect home , that your comparable have.

I don't believe FHA is as crazy as it was years ago when I was first exposed to it on the lending side, and the rehabs I mentioned were guts including mechanicals so the inspection wasn't a huge issue.
