We'll be doing a nice finish out on this one than I've done on prior rehabs.Here are some pics of foundation work going on and what happens to mortar when you repair foundation (and signs from damage prior).

I've always been a full-rehab guy, never done a wholetail deal..but this came across my desk over the past few days: Purchase price: $98,500Retail value (in as-is condition): $125,000ARV with medium rehab (base finishes): $140,000I'm thinking I'll close, do about $1k in basic make ready repairs and put back on the market targeting the $125K price point and call it a day.

I have seen it sanded down also (sand beyond the stain), and once you get that natural wood look back you can then laquer over it with a clear finish.

The contractor has told me that he would be finished on time, but know he is not showing up some days and obviously on other jobs.
