What I care DEEPLY about, is getting an approval for someone who will close the deal.

Does Smartmove give the tenant a result that says "approved" or does it send the landlord the info and he/she has to toggle oone of the other based on all the other (non-Smartmove factors)?

IMO you should have the seller disclose the tile contractor, get a bid for tearing out bullnose and completing the pattern as well as a bid for new tile shower that you approve of.

I have had success with this technique in getting short sales approved. 

I also noticed when a major construction change is needed from the original plan, its recommended to receive & approve a change order from the GC.

It was no problem to get approval for up to 85% of the current appraised value.
