I'm grasping here and apologize for not having a definitive answer for you.

I only do what I do now because I enjoy it, but don't need to find any more deals due to all the motivated sellers I have bought from, and I have turned these properties into mostly passive rental income.So, what you fail to understand is I have a pretty high success rate doing it the way I do it.I apologize for being able to get to my point in only a few short paragraphs.

Perhaps I am wrong, and the OP has a number of successful deals under his belt - if that is the case, I apologize for making the wrong assumption.

With that I apologize if this is discussed many times all over the forums, but it is a question I come across on many properties we have acquired lately.

I do want to apologize in advance if my response rates are slow or sporadic. 

I've posted this several times before so I apologize but....in my county all notices for evictions are handled by the Marshall Service and  these notices can be found online.
