I would also add make sure you know the TRUE current market value of the home you are going to rent out.If your plans hinge on refinancing out a certain number to do all these other things you might be surprised.I have had clients who wanted to refinance out of their properties and were surprised that the appraisal came back lower than anticipated and with the banks only refinancing up to lower LTV's than in the past what they were going to be able to take out didn't make sense.
