In many places you cannot just change the terms or amenities in a month-to-month lease agreement, written or verbal.

The comps in the area have a huge range from $650 to $1300 but of course this based on the varying amenities these larger complexes can offer.

If one unit has an extra amenity or something, that would make a case for different rents.Long term tenants are gold.

Lyndhurst seem to have great potential though with high rent rates and great homes/schools/amenities/location.

It even seems that just having a view or being on water doesn't necessarily guarantee results--it helps, but you need other amenities to differentiate yourself.  

I have had great success with one property listing it through AIRBNB and VRBO, that home is located in an amenity filled gated community which is the main reason why it has worked out so well.

The HOA is terribly expensice especially since it doesn't offer any real amenities to the tenants such as pool, tennis, etc.  

On our listing, in the amenities, etc we do not check off or state that we include breakfast or full service anything.
