If I do successfully buy in LA, it will likely be a long-term buy-and-hold as I'm very bullish on the 10-15 year horizon.Unsure how hard it is to get approved for these low down payments.

It was a swift and successful purchase with tenants in 5 days after putting it on the market and I also wanted to test my metal with regards to buying sight unseen (I only visited the house after having keys in hand).

If someone comes around and pays their asking price, than they were successful in accomplishing exactly their goal...but so long as that's not you that over pays they can try to do whatever they want.

Who ever buys this needs to have A LOT of capital to make this  success.

@Gabe J Schwarz this is a super common question so a couple of things here.There are plenty of very successful people who don't have a W2 type of job. 

Has anyone used this strategy before and if so was it successful? 

Are there other options that would make my 1031 a success without using a turnkey company?

Being that they held on the same day, I pursued Tulsa and had a very successful outcome.

I also recommend finding a mentor to keep you focused, accountable to your commitment, on track and help you increase your learning curve and shorten your timeline to success.
