This meant they rarely had even 80% listing coverage in any of the major markets and the data was being pulled from secondary systems that agents would forget to update, so the data wasn't always accurate

If I don’t hear from you in the next 10 minutes, I will assume you aren’t attending and I will move on to my next appointment.Using this system as dramatically reduced any wasted time I used to endure as part of the showing process as well as giving me data about their timeliness/responsiveness/respect for others' time.At the showing, I collect their completed application (sent via PDF prior or filled out on premises), scan their photo ID and last 2 pay stubs.Then, I do some digging around online (social media, court records, Google) and if it looks like they are representing themselves to me accurately, I contact them to set up a "contract to hold" meeting - usually the day after the showing since qualified applicants need to be "closed" ASAP.

If the Indy tax assessors are somehow as accurate as appraisers, please let me know and I'll create a new automated real estate appraisal company and kill the Zillow Zestimate once and for all.

You can start request for map amendment (search LOMA) to see if that could help, but newer maps are likely more accurate

That's very unlikely because anyone who can afford $3k+/month in rent can easily afford a house at this price.If your numbers are solid, looks like a good flip.I wouldn't trust the inspector to give you an accurate repair estimate.
