I saw the tax return I/E report owner sent me.. the income on tax return seems to be much lower than the report sheet he given me...the broker stated sometimes there is cash rent transaction between tenant and landlord that not showed up in tax return...how can I vertified this?

And my mistake, several of the returns were not probates (which, I imagine, provide solid addresses since they're updated at the time of filing), but were, in fact, tax foreclosures.

If that number factors in maintenance, vacancy, capex reserves in addition to both principal/interest payments and the taxes and insurance I would definitely do the deal. $2580 of annual returns on a $0 investment is a hell of a return.
