From what I see with my mid-terms in the Capital Hill area, there are not alot of travel nurses.

I love older houses and College Hill, Riverside and Eastborough are my favorites In that order.

It may even be they sense in working with you that they are up against a detail oriented, diligent landlord and they know their issues (insert eviction, credit, 12 dogs, etc) would not fly, so they head for the hills (thank your lucky stars!). 

The schools are going down hill fast too.That rental is on my short list to cull.

I am actually a fulltime realtor ,however I speacialize in rentals and low income housing. i also have a few sales under my belt and believe my experience will be a great advantage.My problem is most of my income is in cash , and I have not filed my taxes this year. ( I know this has to change) So I created the LLC with a silent partner,My younger brother. he has a 750 credit score with current income of 60k and can provide last 2 years of taxreturns. 

So does your policy state you have coverage for burst copper pipes, or does it say burst copper pipes are omitted from coverage, or is it totally silent on burst copper pipes?

I was thinking at the very least I would need an operating agreement however he would essentially be a silent investor just in it to make a profit on his money up until I sell and our deal would terminate.
