So areas with more active listings will tend to have more accurate overall numbers.

Hi @Robert Miller, I have found that of the dozens of strategies that are out there, different ones tend to hit different communities in different ways.

I tend to think of myself more as a CAP rate guy but I hate that people are buying for cash on cash with terrible CAP rates.
