2-You turn the pool equipment off and the water needs replacing because the filter didn't go on for so long it all went green, you pay. 3-That grease and sludge all over the brand new cabinets and glass that you STILL haven't removed after numerous requests...that ain't regular wear and tear.... you WILL be paying for the repairs. 4-No more cigarette butts or dog poop on the front lawn, egress, driveway, etc.5-Keep the intake grates on the A/C clean.

Although prices are rising, I’ve found the Triangle to be a sound and stable area to invest due to the growing population and diverse economy with universities, RTP, etc.

The last sentence clearly states that after including the net rental income in the denominator or loss in the numerator, that the rental property mortgage payments are not also supposed to be included in the numerator as monthly obligations.

I always tell sellers that I speak with this:"I have sold numerous land deals that we have acquired and entitled, and it's super hard to be a seller, you are in essence "stuck" with the land, but you do have to compromise at some level, or you'll never sell it" Maybe they want to be "stuck", like they love that land, etc.

@Juan Rango, first, I should say that I invest in directly owned rental properties, completely passively owned real estate, as well as numerous other types of investments like stocks, bonds etc.I'm very glad to hear that you did something that most people don't, which is to talk to a neutral third-party before jumping into an investment that you are new to.

They also diversify into numerous recession resistant asset classes, and across the country, to again reduce the risk of any single class or area of the country having problems.There are also a ton of DSTs that also offer triple net leases, but if you look behind the scenes at all the fees, they are almost always pretty outrageous (and in my opinion, only justifiable if you are doing a 1031 exchange, and the tax savings offset the fees better).
