So I could use for both.Also, every CPA I have spoken to uses QB, so review for tax time, sending to a bookkeeper, etc is seemless and generally results in a cost savings equal to, if not more, than the cost of QB.

While negotiating price with a private seller I went the route of negotiating terms before requesting the seller to come up with the price he wants (buy house as is, reviewed cosmetic deficiencies that I can fix, estimated closing date, etc) and the seller has ultimately decided to have the property appraised.

If you don't have it already, I would put together a written Applicant Screening Criteria document that outlines what you are reviewing and your criteria (e.g. 3x rent in gross monthly income, NO evictions, etc.).
