Advice For Negotiating!
Hello all, I’m about to get my first investment property deal under contract. I have read negotiation books, listened to podcasts, and I’m finally attempting to put these negotiation strategies into action. While negotiating price with a private seller I went the route of negotiating terms before requesting the seller to come up with the price he wants (buy house as is, reviewed cosmetic deficiencies that I can fix, estimated closing date, etc) and the seller has ultimately decided to have the property appraised. If the appraisal comes back in higher than I’m willing to pay (to make my numbers work) how do I go about negotiating with the seller to divert them away from an appraisal price?
Any help would be appreciated, thank you!

@Caleb Shively, did you read Never Split the Difference by Chris Voss? It's a gold mine. All your answers are in there.
