We had some savings and we used interest free credit cards and finally a heloc to fund the renovations.Look into Keybank for the heloc, they give you the option to switch your loan to a fixed rate.

Disclaimer: I haven't factored in any possible tax implications.My thoughts thus far would be to withdraw money for a down payment, pay all cash flow back into the IRA, then use a balloon-esque final payment after 36 months.Let's say $20k down for a $100k SFR that meets our cash flow goal of $200/month.
