The biggest problem I ran into is I can't just go in and do this.  

I guess different cultures could do things differently but here that is certainly not normal.

Our culture is still trying to go through a transition to accept mass transit since it is new to town.  

It has been a learning experience and while overseen every aspect of the rehab myself I ran across podcast and realized how much I didn't know.

I ran some quick numbers but need to get actual estimates.

My wife grew up near there and I ran getting a rental out there by her and was told it is not a good idea.

My current home has about $50k of equity and my original plan was to finish rehabing it and then refinance it to begin investing but i ran across this oportunity and im thinking i should risk it and take on the new property if possible and rent my current home.
