I read an article this morning about the recent inventory changes in my local Houston area.

last year we didn't get a slow down into the holiday season because of harvey, and this year even after all the harvey inventory is dried up we are still pumping out contracts.

Not necessarily in real estate (unless theres a big 481a adjustment) but more likely when businesses change their inventory system or any of a handful of other things..

However there are scammers and thieves out there, so learn how to recognize the red flags early, before they book your property.What I've learned is to have sparse furnishings, periodically take comprehensive photos of the inside and outside, have a place for everything and put everything back in its place between guests, keep an inventory (especially of kitchen items), expect that some items will get damaged or will disappear and plan for that when you establish your pricing, establish a security deposit. 

You don't have to answer these question on this forum, these questions are more about taking personal inventory.

The inventory of move in ready homes is low so flipping is also an option if you are able to buy right and force the appreciation.  

They desperately want their kids in the school district where we live and with inventory low in this district it's a seller's market.  

Because of the lower inventory that's stimulating this raise in home values, rents in Sacramento are surging to higher and higher prices. 

I'm a broker and also found a great deal, but with a good broker you should be able to find a good enough deal even these days with the lack of inventory.

Should I be looking to turn over my buy and hold properties every 7-10 years to avoid the cap-ex and acquire new ones or is it just better to have the devil you know over the one you don't?Brian
