I'm not an expert but based on my personal knowledge. 

An agents motivation to work with someone based on receiving a higher commission seems unethical to me.

The smaller agencies in Bristol play real estate agents and property management.

Based on the information provided, it seems like this could be a solid long-term investment opportunity.

You may never become Steve Jobs (or Fred Astaire), but, if you play your cards right, you get enough reps to get that innate awareness of your own frequency and rhythm and you begin to find music (and prospects) that suit your speed.

@Matt Taylor - Based on the purchase price, seller carry, down payment and current income, It seems like a solid opportunity.

My favorite part is that we can take the percentage of the structures assessed value (assessed improvements value / assessed total value [including land] = Percentage) and the play our purchase price by the percentage to get our depreciable basis (not including acquisition/closing costs, of course).

For me I purchased value play apartment communities and there was a period of no returns until the properties were stabilized after 1 year.

There is a very good chance they will create bigger headaches in the future.Seriously, why can't they teach their children to not play with the windows?!?
