First and foremost, I would try to get reliable eyes on the ground as soon as possible.

@Rob Donovan Given its a vacation home and you will operate it remotely, you will be better off with a maintenance free community that takes care of common elements and grounds.

If you plan on duplexing consider that because seperate entrances are key and to have to build a staircase down to the ground from above or cut into an existing foundation is a lot of $ needed to spent that can be avoided.  

Then I had a group of students that put together a huge above ground pool along with slip and slides in the parking lot.....with my water.  

If your plates are tight and square on the ground then the walls will be tight and square when you stand them up.

the lady had a 9 acre piece of ground blocked. 

I'm not sure there are any other lies on the application that would be grounds for kicking them out but they do lie to us on a consistent basis about various things, thus the headache. 

Do your homework, put boots on the ground and trust but verify!

But just a disclaimer, I have a construction back ground and can pretty well tell if someone knows how to do the work they claim to just by asking a few questions. 

Introduce yourself to people whom seem interesting and try and find common ground.
