Here, any certificate(lien) holder who wants to foreclose, to collect their money, has to first pay off all the other certificate holders.

Since you're not getting a listing agreement and selling the property for an owner, your Broker wouldn't be entitled to anything since you're not making a commission on the sale of the property.The final question revolves around your responsibility as a license holder.

if it is a small asset holder try giving them a call it is worth a shot see also  if you could call the probate lawyer first

yes, you still have a closing and the title is put in your name, however they will be the mortgage holder

That I know of usually by the time the property has gone or is scheduled for a trustee sale the mortgage holders have already given the owner ample warning and opportunity to bring the loan payments current.
