That being said, if the 1st position has to foreclose, the MOA has no default remedies for the investor, though a RE Attorney should be able to draft a MOA with default language to help protect your F&F. 

Although, they don't do "certified" anymore, but I figure its just the language.

Hi BJ Henderson your purchase agreement should have some language that gives you permission to list the property on the MLS.

Foreclosures do not require judicial action and will proceed according to the Deed of Trust language.

Currently, I have the property website professionally translated to the languages of the various target markets, but I would love input on what you feel is the most effective way to go about reaching those markets.  

@Andrew Angell To this point - there may be cases where you have perceived inconsistencies, but it may just be your interpretation or different language being used to describe that situation. 

However, I'm assuming you're still using language in your offers/agreements such as "Seller understands that Buyer is acting as a principal in the transaction and is not working as a real estate broker representing anyone other than him in the transaction, though he may hold a real estate license."?

As far as income-producing property I am sure people do it much better than I but it's not easy necessarily and I speak Spanish as a second language.
