You are not allowed to do any work.. yeah well.. my plumber and I spent 8 hours cutting open walls and chasing leaks. 

My wife and I put in new LVP, painted the walls, changed the hardware on all of the cabinets and repainted them, changed out all the old lighting fixtures and fans and put in granite counter tops.

The kitchen is extremely dated with a small dining area attached, we would knock out the wall between the kitchen and the living room, add an island and some cabinet space, but this would give it an open concept.

When we purchased the home it had Barney purple carpets, purple walls, purple marble in the front entry and faux Grecian columns.

The ceiling on the lower level needs to be finished, but the exterior walls are in good order, there is plumbing already run and electrical wiring throughout the downstairs area. 

Everything I see online is "alcove" which requires 3 walls and only has an apron on one side. 

They have to sleeve the mattresses, off the floor, and move everything from the walls.

We are extremely new at this and feel like we are hitting a wall and feel like we need some guidance.

Different water heaters and furnaces, walls are often wood paneling instead of sheet rock, insulation can be an issue in colder climates, roof leaks, etc.
