Hi all,Im about to close on my first flip property and am trying to decide between converting the property into a true 2 bed 1 bath, or keeping the property as a 1 bed 1 bath, but opening up the walls to have a large open plan living space. 

Looking for some negotiating tips.I found a tired landlord selling a 4 bed 2 bath house. asking 225 and already gave us his bottom dollar of 200,000.  

You could always have a pest control guy view the property to get an idea as to where the infestation originated.

If I put 5 working guys in a house with 5 beds, 2 washer, 2 dryers, 2 refridgerators I would charge $1000/week. 

Your ability to properly service the property for pests or detect leaks, flooring issues will be impeded by his using the property for storage.  

I saw a deal for $389k 8 beds, 6 baths that I'm thinking to use a 203K Loan. never bought a house before.

Mainly Single family but with multiple rooms so 3 Beds 3 bath or 2 beds 2 bath.
