I live in Denver so I need a rock solid, no nonsense, experienced property manager to make sure the lawn is mowed, phone books don't stack up, neighbors stay happy, etc. while I schedule work to be done and have contractors come an go.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

My duplexes here are also about 1% rents to purchase price and only cash flow because the tenants pay all utilities, snow removal, lawn care, etc.
