I like to provide the fix and flip opportunities to local investors, and the stabilized cash flowing rental units to both local and out of state investors who are looking to add this type of product to their portfolios, as there are several, high quality full-service property management companies in the area. 

The way this is more commonly done is to partner with the seller where they contribute the land to an entity that you manage (and the seller becomes a member). 

To establish connections and get access to possibilities, expand your network among real estate experts, lenders, investors, and property managers in the target areas.

However, my initial thoughts on this scenario are around risk management.

So here are my questions:- Can we co-host a mid term rental in Texas or would this be considered Property Managing since a lease is involved?
