If you look at everything in the neighborhood in your property's square footage/age/condition range that's sold in the last 6-12 months in the neighborhood, as well as every active and pending listing in the neighborhood, you (or a local broker that's competent at analyzing that sort of data) should be able to get a really good idea of what needs to happen to sell your house.

@Adam K.By investor-friendly agent, do you mean somebody who weekly analyzes every single multifamily property that hits that market from Placer county all the way down to Merced so they know a deal when they see one because they see them all, and then runs all the numbers and analysis for you so you don't have to and puts it on a nice spreadsheet so you can clearly analyze potential deals?

I've analyzed a few multi fam and single family properties in UC, Hayward, Castro Valley area and the numbers definitely didn't work.
