Building tons of cheap homes here will make (some) developers rich, but at a cost to the overall market and appeal that brings people to the area.

If you don't want to mess with the less than appealing lending options this may be a good way to bridge the gap until you have enough "IRA cash" to buy on your own.

I wanted to be sure it's best units in the complex for more appeal to get quicker bookings.

In fact it might appeal to an investor who likes buying property with immediate cash flow and no rehab. 

SFR will have a broader appeal to many types of buyers, while a duplex will be mainly an investor market.

Flipping definitely holds appeal for me too, but I understand that it's not as easy as it sometimes seems.Currently, I'm working hard to pay down my credit card debt and develop a 6-month emergency fund, so I don't think I'll be in a position to acquire my first property for at least two years.

When taking the photos, stand in a spot where you can capture the rooms at an angle showing diagonal lines to make the photos more appealing.

My first property was an OK purchase with great curb appeal, we sort of got lucky because we bought it in mid 2012 ... at the tail end of the real estate bottom.

., Thanks; we have done very little in terms of repairs, mostly a couple thousand in the basics (wired smoke detectors, etc.) and this spring intend to make some landscape upgrades (curb appeal), but biggest expense/return has been adding a couple fully furnished units that include cable & internet and make those available at shorter terms (1 - 3 months).  

Most attorneys I've talked to charge between 30-35% for a settlement, 35-40% for a trial and up to 50% for an appeal.
