To make this a little more clear guys, let's define that "personal account" so that we can see if it's personal money being used or if it is company funds that have not yet been disbursed to your personally.Money held in a business is a capital account, could be ABC, LLC Capital.

IF it is over the purchase price you buy you can argue the tax amount in Q1 of the year.Some investors pass up great deals because they don't want to do this step but i've bought great deals because everyone passed up on them due to a high tax that could easily be argued to a lower price in 6months.

I will be so happy if the investment in OC can produce 10% gross ROI. that's why I started to look the area closed by  rather than only focusing on OC area.I am looking at cash flow as well , I usually invest in cash, so the positive cash flow and high NOI is my goal.I believe in Inland empire's potential as well, check the article below:http://www.ocregister.com/2017/10/25/southern-cali...However some friends argued base on historical data, Inland Empire was never able to outperform than OC area.

We have a ton of radon here in PA so I submit in my reply if radon comes back high “Seller at sellers expense to install radon remediation system by ABC Radon Specialists and furnish receipts of completed work and satisfactory retesting of the radon level...” this way I know it’s my guy doing it and will be done right.
