I could only Qualify for a $180 Note roughly , which would put me at the 45% mark on the DTI.....

It basically went like this.Sign up for online course ($99.00)Take the 75 hours online while at home (Try and not strangle yourself while sitting there)Go to local Sylvan learning or testing center for course test ($45) You find out if you pass right thenSchedule your state exam ($50) You will find out if you pass in a couple daysSign up with a broker and join the local REALTOR org.Hope it helps!

So, I'm thinking the way I should go about this whole process is to create an addendum extending the contract term by 45 days, but allow the inspection period to remain the same, request a down payment from the buyer of $1,000, and stipulate that the seller has to provide the 30 day notice for the tennant to vacate after the inspection period has ended.
