@Kevin Hausfeld   Nothing would prevent you from building another home on it, assuming there are no zoning/building restrictions for 2 homes on one lot, but you couldn’t get a loan for it.

There are very special circumstances where a lender will count projected rents by the room.

We can add properties, but honestly, there just aren't that many deals out there. 

If so, is there a limit to how long we must hold the home as an investment property before we can move in and convert it to a primary?

I would really take advantage of the owner-occupant loan though and build your portfolio from there
